AKS Radiance – Specifications

Structure:

RCC framed / Slab structure. 9″ thick concrete hollow block for outer walls, 4″ thick concrete solid blocks for Inner Walls. Ceiling Plastering- Rough Finish, Wall Plastering – Smooth Finish.
Elevation and outer design: As per architect

Tiles:

2′X2′ vitrified floor tiles for Hall, Dining and all Bedrooms. 1′X1′ antiskid ceramic floor tiles for Kitchen, Service Area, Toilets and Balcony. Toilet walls lintel height glazed tiles. Kitchen wall above platform 2′ height ceramic tiles. Clay pressed tiles for top terrace.

Joineries:

Teak Wood frames and Teak Wood Solid shutters for the Main door with melamine polish with ‘Europa’ brand lock and brass handle. Door eye will be provided. Other doors country wood frame with Moulded Skin Shutter Doors Painted white/ivory on both sides. Doors fitted with ‘Europa’ tubular locks with tower bolts, door arrester and fitted with rubber doorstopper. MS Grills to be fitted on the frames and glass to be fitted on the shutters all windows. One window in each bedroom to have provision for fitting window AC that will be covered with fixed glass and grill. Toilet shutters will be plastic coated flush door with enamel paint. Toilet doors will be provided with no-key tubular locks. French doors will be provided with grills in the shutters. No grills will be provided for balcony openings.

Painting:

Outer Walls with Exterior grade emulsion paint. Inner walls putty with emulsion. Cement paint for Balcony, Service Area, Toilets, Ceiling and other areas.

Kitchen:

Polished Granite cooking platform (Maximum 10ft. length) with stainless steel sink with drain board. Kitchen will not be provided with a door

Lofts:

Loft of 21″ depth will be provided on one side in bedrooms and 24″ depth in the kitchen.
Shelves: No shelves be provided in the kitchen and bedroom cupboards.

Electrical:

3 Phase concealed wiring with Anchor Roma modular switches with metal box. A main board will be provided with provision for phase changers(No Phase changers will be provided) along with necessary isolator and MCBs. 2 light and 1 fan point for every bedroom. 3 lights, 2 fans and 1 chandelier points in hall. 2 light , 1 fan and 1 fridge point in dining. Kitchen will be provided with 1 light, 1 exhaust, 1 Aquaguard and 2 power points. 1 washing machine point will be provided. Airconditioner Point and 2-way points in all bedrooms. One light, One Mirror Light and One Geyser point for each toilet. Concealed T.V. & Telephone points in living room, Calling bell point and a light point at the entrance will be provided. One light point in balcony/service area. All switch boards will have one 5A socket. A consumption restrictor will be provided to control usage of power when back-up generator is used.

Bathroom:

White wash basin and wall hung EWC with porcelain cistern in Children and Master Toilet, Indian Water Closet with PVC Tank for common toilet. Concealed plumbing with CP ‘Plumber’ bathroom fittings – Wall Mixer, Over head shower with arm. Angle cock with provision for health faucet (Health faucet, if required, to be provided by the client, which will be fixed free of cost) with 5 year warranty, in each bathroom.
Water supply and Sanitary: All the water pipes and sanitary pipes will be of first quality PVC pipes. Hot water and cold water pipes shall be ¾” C PVC pipes. Pipes will be concealed in the interiors & fixed open clamp in the exteriors. Plumbing arrangements for washing machine. ‘Sintex’ brand HDPE overhead tank with metered input supply from common underground sump located in the private passage. Sewerage Treatment Plant or Septic tank will be provided for sewerage.

Common Areas:

Compound wall around entire gated community, Entrance Gates, Security Cabin at main entrance to the gated community will be provided. Ample common lighting,
Generator: Generator of the required rating to cater for adequate lighting in common area, Lifts, pumps and 1KVA for each unit.
