Building Specification

Structure : R.C.C. Framed structure with R.C.C. Columns, Beams and Slabs. Stock Bricks Masonry Filler Walls. Structural Design adhering to Code/Norms.

Joinery

  • All Frames & window shutters will be made in Commercial Quality Teak Wood except for Main Door.
  • Main Door : Teakwood panelled Door – Melamine finished with I Quality Teakwood for Door Frame. An additional Grill Gate will be provided.
  • Other Doors : Solid core flush Door – One Side Varnish and other side paint.
  • Windows: Glazed shutters (single leaf only) with M.S.Grills.
  • Toilets : Fully Treated – water proof Flush Door with chemical Coating
  • Ventilator: Aluminium louver – Glazed finishing with M.S.Grill.

Flooring : All Areas except Toilets – 2’ x 2’ Vitrified Tile Flooring [ Premium RAK Brand]

Kitchen : Cooking platform in Granite (High Polish 19mm thick) with Stainless Steel Kitchen Sink and Glazed Tiled DADO about 2’ 0” height above platform. Edge barrier will not be provided. Granite slab will be edge polished only. Maximum Length of Platform provided by us will be 8 feet or 9 feet only.

Toilets : Antiskid Ceramic Tile Flooring; Glazed Tile DADO (SONORA Brand) For about 7’0” height from floor; concealed.

Plumbing : Internal concealed Lines/pipes with CPVC Pipes

Water Supply :

  • ASTRAL MAKE and Exterior pipe Lines in ISI – Arrangements VARUN Brand make with necessary ISI/R Brand GI/Cp fittings, All soil Lines, interior and exterior will be provided with Finolex Brand PVC Pipes.
  • All sanitary wares – EWC / IWC / Wash Basin, Low Level flushing cistern of ISI make with branded Seat cover for EWC in White or Pink or Ivory or Grey or Light Blue Colour – Parryware or Hindware
  • Taps and other CP fixtures for Toilets – one CP wall Mixture will be provided with Head shower Rose (No Hand shower will be provided), Health faucet for EWC. Taps and other CP fixtures in Metro and Jaguar Brands

SUMP : One Common Sump for Metro Water storage and One additional sump for Tanker Water storage – each approximately 13000 Liters capacity for each of the 3 Blocks.

Over Head Tanks : Two common overhead Tanks for Borewell & Metro Water respectively. (with partition in Metro water Tank up to a certain height inside Tank)

Connections : A Tap in the Kitchen for Metro water supply, Ground Water from Borewell to Bath, Toilet and Kitchen (Metro water Tap will not be provided in Any other area).

Electrical : Three phase connection with concealed Copper wiring in ISI quality; Modular Switches of Anchor – Roma Brand will be provided in white Colour. For Electrical points (see list)

Finishing – Walls:

  • Putti will be applied on the internal walls and finished with 2 coats of emulsion in stages in all internal areas of the Flat except Toilets, Balconies, Service, OTS etc – ASIAN Paints (4 Colour choices will be offered)
  • External walls of the complex will be finished with 2 coats of weather proof exterior Emulsion – ASIAN Paints
  • Cement paint will be applied selectively in certain areas other than quoted above.

Finishing – Doors & Windows:

  • Entrance Door with varnish melamine finish.
  • Doors other than Toilet doors with One side of Varnish and inside painted.
  • Toilet Doors – Both sides painted.
  • All Windows & M.S.Grill with 2 Coats of enamel paint and with One coat of Zinc Oxide Primer paints. Paints used are ASIAN PAINTS

Wardrobe / Shelvings :

  • Bedrooms: Wardrobe 3’6” x 7’0” x 1’6” with one  Loft on the shorter span of the Bedroom – 3 or 4 Slabs
  • Kitchen: 4’0” x 7’0” x 1’ 0” with one Loft on the Shorter span of the Kitchen – 3 or 4 slabs. All Shelvings in Cuddappah Slab – with putty &  Distemper – neatly Finished.

Provision of :

  • Entrance: One Bell point and One Light Electrical points Point.
  • Drawing: One T.V.Point; One Telephone Point; 4 Light points in walls; Two 5A pin Points and 2 Fan Point, One chandelier point.
  • Dining: One 15A point for fridge; Two Light points on walls; One 5A pin point and One Fan point, One Telephone point.
  • Bedrooms :
    • Master Bedroom: Two light points in wall, Two 5A pinpoint; One 15A point for Split A/C and One Fan Point, One TV Point and One Telephone point. (Amongst these points one light & one fan point will be 2 way control near to the space for Cot / Mattress as envisaged).
    • II Bedroom: Two light points in wall, Two 5A pinpoint; and One Fan point, One 15A point for Window A/C, Two way point for Fan & Light.
    • III Bedroom: Two light points in wall, One 5A pinpoint & One Fan point.
  • kitchen : Two 5A, Two 15 A (with combination Switch) and one Exhaust Fan point will be Provided (Exhaust Fan to be supplied and installed by Builder)
  • Toilets :
    • Master Bedroom Toilet: One light point, One 5A point and One Mirror light point, One 15A point for Geyser, One Exhaust fan point.
    • Common Toilet: One light point, One 5A point and One Mirror light point, One 15A point for Geyser, One Exhaust fan point.
  • Service : One Light Point, One 5A pinpoint & One 15A point for Washing Machine in any one of the Balcony / Service in a manner to facilitate External lines to be drawn for all Flats uniformly.
  • Common Points : Common light points in staircase – Lobby area & Terrace points for Pump Motor etc, all as per Builder’s discretion. For each Covered Car Park One light point will be provided : Electrical points required over and above the standard provisions will be provided at extra cost.
  • Lift serving : One Six passenger lift with Automatic Door all floors will be provided. Any extra feature provided by Lift Manufacturer if needed for all allotters will be charged additionally [JOHNSON OR KONE MAKE]
  • Power Back : Back Up will be provided for Lift, other Common Up Generator Lighting and facilities and few points inside each Flat to be distributed to all Rooms if possible based on Load. (Capacity of Generator to be ascertained and installed)

Special :

  • One Covered Parking space for a Car will be Amenities allotted to the Land Owner at the place marked by the Builder.
  • EPABX & Internet Line (point alone will be provided for Internet).
  • Dish Antenna Pipe line & wiring up to Terrace.
  • Neat landscaping and front elevation.
  • Water Treatment plant for Borewell water (as per the results of water Analysis Report)
  • Rain Water harvesting.
  • Pipe line up to Main Gate for Tanker water to Sump ease of access.
  • Excess Car Parking if any other than One Car Park each earmarked for the Land owners / Buyers will be sold to the Flat Owners / Buyers themselves on first come first served Basis.

Extra Works/ Amenities : All Extra works – /Modifications/ Amenities Variation in Dimensions other than the agreed specifications aforesaid if requested by the buyer for his/her own convenience/comfort, If any, will be done on full payment in advance immediately on submission of a rough estimate.

Specific Points of Attention for Buyer / Allottee

Tiles :

a) The Builder will offer a choice of Vitrified Tiles for the Floor and Tiles for Bathrooms. If the Allottee wishes to procure and supply the Tiles on their own then the Builder agrees to reimburse the cost as per the Basic rate of the Tiles earmarked for selection by the Allottee and as per the actual area of Tiles laid inside the Flat. The Builder doth hereby makes it clear to the Allottee that no other item/items can be purchased, sourced by the Allottee and all items as per the Specification will be purchased and utilized for all the Apartments only by the Builder.

b) The Builder will not allow any carpenter / interior decorators or any other Labourers, workers or Contractors representing the Allotee to execute any additional work / interior decoration works or any other works apart from the Schedule D Specification before the official handing over of the respective flat.

Sanitaryware : Any change of colour or Model other than white or the Specific colours as mentioned herein the Model / pattern of sanitaryware being used by the builder shall be charged extra. Procurementor replacement of Sanitaryware by the Allottee refund or adjustment in Flat cost will not be accepted by the Builder.

Plumbing : Items like fixing of PVC Tank (inside the Toilet for Water Storage) water meter on the terrace or any other fixture in common interest will be carried out only if all the Flat Owners / Allottees collectively agree and pay additionally. No individual request by any allottee will be entertained by the Builder.

Joinery : Size, Pattern, Design of any of the doors, Windows, Ventilators, including Glass Design will not be altered under any circumstances by the Builder.

Painting : For Exterior, Architect’s choice is final. For Interior, only light shades like Off White, Ivory Will be applied uniformly for all Flats. Any request for Change of Colour will be charged additionally – 15% of the Paint cost.
